How to add £10,000 to the value of your home
| by Nilesh Gohil | April 25, 2007
When youre selling your home, you can use simple methods favoured by professional property developers to add £10,000 to the asking price.
There are very few houses that wont benefit from one of these methods, according to the experts on property website www.PublicAngel.com.
They have issued their top six tips for boosting the price of a house.
And they believe that sometimes you can combine two or three methods to add more than £10,000 to the asking price.
The expert tips are:
6. Add a bedroom: A third bedroom will turn a house thats perfect for a couple, into a house thats perfect for a family instantly boosting the value. If the bedroom is added by building an extension, this will increase the floor space to the property and push the value up even more.
5. Add another bathroom: Again this makes the house more desirable to families. A three bedroom house is a lot more desirable with two bathrooms rather than one.
4. Add a conservatory: This has two major benefits you make the garden look better from inside the house, plus you add more living space.
3. Add an extension: A no-brainer as it makes your house bigger. While this is the most expensive and time consuming option, for some homes it can add a lot more than £10,000. A good architect will tell you how much value an extension could add.
2. Modernise: Add double glazing, central heating, a new kitchen or bathroom and bring your home up-to-date. Some of these will only cost a few thousand, but can make your home more desirable pushing its value up. A modernised home will give the impression the property is low maintenance, and as a result can help in a speedy sale.
1. Stage your home: A home tastefully staged will usually sell for more money than a similar empty property. Quality furniture, curtains, dining table and chairs, and 3 piece suites will help a potential buyer to imagine themselves living there comfortably.
Public Angels experts advise getting professional advice from a local estate agent before starting any work, as every property is different.
