Commercial Property is a property which is costlier than residential property and is used for shops, offices, business centers and malls etc. a commercial property is always bought by a business man, shopkeeper or other corporate houses who have the capacity to pay such high costs of same.
Based on the past experience, we can say that price of commercial properties increase much faster than the residential properties. As a matter of fact, cost of commercial in all big cities has gone up beyond expectation as compared to the tier II and III commercial properties. The same phenomena are applicable for rented properties. The rentals in metros have sky rocketed as compared to tier II and tier III cities however, cost of rented properties to MNCs or big corporate house always fetch better sales proceeds as compared to vacant commercial properties.
Price of commercial properties and their rental values are very much influenced by the strong or poor infrastructure facilities available in a city. In other words we can say that the better the infrastructure facilities, the more the price of commercial properties and rental values.
