A BROKE PIPE

A client called recently on an early Friday morning. A toilet pipe had burst and flooded the home as the family slept. This is a ten year old, 3000 square foot home and very nice looking.

Unfortunately, the builder had used the type of metal water pipe that eventually break. Newer types are much better and last longer.

My friend and client had spent about $40,000 remodeling a kitchen and flooring. The damage is expected to hit that mark or more.

When we wrote his home insurance he insisted on a $10,000 deductible, assuming a newer home would not likely have a claim. They are not thrilled at this point, however.

Be sure when you buy home insurance, or when your policy renews, contact your agent for a review. A claim is not the time to realize you may not have the coverage you intend. Your feelings about certain things could change over time.

IF YOUR HOME HAD A FIRE?

Lots of homes are underinsured. No more than every two (2) years you need to have a review with your agent. You want to make sure your home is adequately covered.

About 7 years ago, basic tract homes in the Phoenix metro area Home Owner Insurance Quote Arizona were being insured for $80 per square feet. That same home would be insured for about $110 per square feet, indicating the costs of building materials/labor has risen steadily.
